Leeds Castle – Themed Public Amenities

Brief

Benison Associates were instructed by Leeds Castle to provide scheme proposals for the design and project management of a proposed new themed toilet block to be in-keeping with the surrounding children’s play area (Knights Realm) including: new male and female toilets (8 facilities in each); an accessible male and female toilet; baby change facilities; a cleaners’ room and a boiler/plant room with access for servicing.

Scheme and budget proposals including outline layout drawings were produced and proposals approved by the client to commence detailed design. Planning and Conservation Area applications were made including a detailed Heritage Statement and approval was subsequently obtained.

Project Value – Approximately £200,000.00

Design Specification

In order to achieve the above client brief we specified: a timber-framed structure with timber-framed windows, doors and roof; non-slip vinyl floor to all areas; purpose built toilet cubicles; panelling to walls up to half height; urinals, wash hand basins and counters, new wc’s, an accessible toilet and resin bonded landscaped external paths. In addition, our mechanical and electrical consultant designed new stylish internal and external lighting and all mechanical and electrical services to facilitate the final completed design.

Procurement Route

It was agreed that the proposed works would be carried out under a traditional procurement route including a detailed schedule of works and Contract Drawings. The works were subsequently tendered to five contractors and delivered under a standard JCT Minor Building Works Contract.

General

A contractor was appointed and the proposed works were commenced and completed within budget and to the client’s satisfaction over a 12-week contract duration period.
