Brief
Benison Associates were instructed by Toynbee Hall as their Employer’s Agent and Project Manager in relation to the demolition of Profumo House (28 Commercial Street) and the construction of a new 5 storey office block. The building comprises general office and circulation space for Toynbee Hall at basement and ground floor level and three additional office floors for future letting; all finished to CAT B.
In addition Benison Associates were appointed to assist with the site logistics, party wall matters and the role of Principal Designer under CDM 2015. Logistically the project has proved difficult due to two other projects being carried out on the same site simultaneously, however, with good ongoing planning and collaboration throughout the works are now progressing well.

Design Specification
Benison Associates liaised with Toynbee Hall regarding contractor and consultant appointments and it was agreed that in order to retain a degree of design control the building design would be developed to RIBA Stage 3 by the client side Architects and Engineers. The RIBA Stage 3 designs were subsequently provided to the Design and Build Contractor to be developed to RIBA Stage 4. A strict design management approval/sign off process was implemented by Benison Associates which is currently ongoing.
Procurement Route
It was agreed that the proposed works would be procured via a Design and Build procurement route whereby the Design and Build contractor accepted the design and cost risk. In order to reduce the logistical issue of introducing a third contractor on the Toynbee Hall site the Design and Build Contract was negotiated with Thomas Sinden Limited who had already been appointed to refurbish the historic Toynbee Hall.
General
The demolition of the existing Profumo House was completed in October 2017 and the ground work for the new proposed office building is currently underway with an anticipated completion date being December 2017.
